Mine is not attached to the house. Built outdoor kitchen with storage closet and bathroom on backside. I added (2) gable like vents. Then used some decorative black sheet metal to cover it on the inside.

That was a typo. Meant to post air conditioning. It will be insulated.

We have one without an air conditioner or vent. We have a ceiling fan and window without glass, just a Caribbean shutter that stays cracked open and it's never uncomfortable.

I wouldn't do a mini split for 40 sqft, I would install the fan and a vent and do a portable A/C. Small Cheap and will keep the humidity down when needed.
You need something that will keep moisture down pretty much the entire year.

We are almost done with ours few things left. We were going to do mini split but just went ahead and did hvac/vent mainly just for the bathroom area concerns.
