New shed near property line - Jefferson Parish

Anyone know how far a new shed, with electric, needs to be from the property line? I have either a 5 or 6' servitude area on the back of my property. So I know I need to be at least 5/6 feet from the back, but not sure about the side fence (or if 6' is enough on the back).

Also, if I build my shed I want to plan to eventually move my pool pump behind the shed. I may never move it, but I want to make sure I make considerations for it just in case. Right now it is approximately 1 foot off the back of my house. How much room will I need to consider moving my shed off of my fence line.

I.e., if I need 3 feet, then I should plan to have my fence 8 or 9' off my property line.

An employee with the Planning & Zoning commission in Ascension once told me the law in Ascension is 15 feet as of a few years ago. I'd be surprised if a conservative parish like Jefferson is that much.

You can find that out at the permit office when you file. And you will need to file

Was hoping someone could respond that knows JP's rules. I was told I need to turn in the site plans with the location, dimensions, and how far from property line before they'd respond.

Not sure on your area but mine there is not a common answer as there are about 30 different zoning types.

there aren’t any cut and dry answers because they vary by type of lot, how it is zoned and there are further municipal codes depending on where in JP you live.You will most likely be granted a variance if you go through the process either way. They just want to make sure you don’t do something silly

So don't let the roof touch the fence

Might try to see if I can get 3' for my side fence

I have a cabana 3’ from the rear and side of my fence.

Served on Jefferson Parish's Old Metairie Commission for over 10 years; last 7 as chairman.

In about all single-family residential-zoned districts, accessory buildings such as sheds, detached garages, pool buildings, cabanas, etc. are supposed to be minimum of 3 feet from rear and side property lines.

Sec. 33-5.3.2. - Accessory buildings, structures, and uses.
Except as otherwise provided in this Code:

(a)Interior side yards. Any accessory building that is not a part of the principal building may be built in a required side yard, provided that such accessory building is not:(1)Less than sixty (60) feet from the front lot line, or located in either front yard on a through lot; and(2)Not less than three (3) feet from the nearest interior side lot line.

(b)Rear yards. Accessory buildings may be built in a required rear yard but such accessory buildings shall not occupy more than forty (40) percent of the required rear yard, provided, in any case where accessory buildings are not built on the side or rear lot lines, and in residential districts, such accessory buildings shall not be located less than three (3) feet from either side or rear lot line.

(c)Corner side yards.(1)On a corner lot, any minimum corner or exterior side yard setback shall apply to the accessory building.(2)Where a lot in the rear of the corner lot fronts on the side street, no part of any accessory building on the corner lot within twenty-five (25) feet of the common lot line shall project beyond the prolongation of the front yard line of the lot in the rear, provided, however, that the limitation shall not reduce the buildable length of an accessory building to less than twenty (20) feet.(3)In the Fat City districts, accessory or support buildings and structures shall not be located any closer to the side street than the principal building.

(d)Height. Accessory buildings or structures allowed in a required rear or side yard shall not exceed thirteen (13) feet in height.

(e)Coverage. The combined gross area of all accessory buildings or portions thereof located in side and rear yards shall not exceed forty (40) percent of the required rear yard area, nor shall more than one (1) accessory building cover any part of a required side yard.

If you put you washer and dryer in the shed how far does it have to be from fence. 3’?

Still 3 feet.

You can put just about anything you want in a shed / detached garage / pool cabana building EXCEPT for built-in kitchen cooking equipment or hook-ups, which magically changes it to a separate living unit-- that messes with zoning regs.

In my years on the Old Metairie committee, I saw detached building plans with sinks, wet bars, refrigerators, toilets, bathrooms, washers, dryers, separate A/C systems, all of that stuff.

Just don't put in (or show) a range, oven or built-in microwave.
