I have the Mr Cool 36000 btu DIY. The only issue I have had is the drain. The hose diameter could be bigger. I ended up tying into 1.5” pvc and no issues since. Electrical was easy and hooking up the pre-charged hoses was absolutely painless. I’ve had in service for 3 years in 1600 SF shop, keep at 74 in summer and 65 in winter. Took about 4 hours for the complete install with zero experience.

What would y’all recommend to cool a 400sq for pool house? Has living/kitchen area, small bathroom and bedroom.

I would use a 12,000 BTU mini-split if it were me. I want size up to a 1 1/2 ton unit (18k btu) if I didn't run it all the time and wanted a quicker cool down when I turned it on.

I’ve installed a few Daikin Mini split systems. The deal is this, they come precharged with refrigerant for exactly a 15ft run of line set after that they need 0.6oz of refrigerant per ft. Also someone posted a picture earlier in the thread when running the copper you need to basically form a p trap which helps the compressor function more efficiently.

Mini splits are standard all over the world. Used in the Middle East and withstand sand and 120 degree temps for months at a time. It has to installed perfectly level with the drain done correctly (else it will leak).

I have a Mitsubishi, the guy who installed it was a jakeleg, didn't have it level or draining correctly. I got another tech to come out (a Mitsubishi dealer), he fixed it in no time and it has run like a champ for about three years. It cools about 700 square foot, I paid about half of what you were quoted.
