Kitchen Reno questions

Want to pick some brains. May be buying this house, it needs full master and kitchen update/Reno’s. Home built in 98, kitchen and baths are original from then. I know what to do in bathrooms, they’re pretty cut and dry.
Due to staircase and layout of house, we can’t really knock out a wall to make kitchen more open to living. That’s ok, it’s right around staircase. Here’s what I’m thinking, and you tell me some thoughts based on these pictures.
The kitchen is about 12 wide by 28 feet long, including breakfast area. My thinking is we knock out the part of counter at end that juts out into the kitchen (L shape part), get rid of that small little island, knock out the desk portion of cabinets/counters on left side. Put in a freestanding island, can’t be a huge 5x8/9 slab island but maybe 4/5x6/7 feet?
Will Brick paver the floors because I don’t want to continue the old not so nice wood floors from living and dining. Replace upper cabinetry and extend to ceiling, add nice hood over range, adding glass cabinets with lighting at very top. Maybe panel the fridge and appliances depending on how we are sliding in on the budget.
If I’m going mid range-higher end on cabinets (probably close overlay cabinets), marble or quartz island, maybe perimeter slab negresco granite (knock off look alike of soapstone)... think this could be done for 20k?

$20,000 seems doable if you aren't replacing the appliances although exhaust systems can get pricey.

Honestly, peninsula might be best bet. I'd take out whole left side. Move ovens there. Put cooktop where ovens are on that wall. Pull island. Extend peninsula further so you can fit four stools. More functional. Fridge, cooktop, and sink form the perfect triangle.

$20k may be possible if you are going to do this work yourself. Otherwise, I think may be a stretch. That floor will eat your lunch (and your budget). You will likely have to do some drywall work, baseboards, and paint. It looks like you will need to install vent pipe/duct if you go with a ducted hood, but you can find good looking ductless, as well. Are you going to replace the backsplash? I think you're looking at $30k-$35k.

I think materials alone is going to push you over 20k.
Cabinets 10k
Counters 6k-8k
Backsplash 1500
Floors 3-5k
If you do it yourself you can be close. If you hire it out multiply that total by 2 to 2.5.

I agree. It adds up quick and even the smallest of tasks has a price tag.
Am thinking closer to 35k
I think something needs to go on that desk wall. It might look a little out of balance if not.

I think it can be done if you subcontract each part out and if you put a little effort into it. You can do the demo, removing the cabinets, floors, etc. Source your stone properly too. You may even be able to keep your cabinets, just adding onto the top of them, getting new fronts, and refinishing.

I don't think the cabinets are too bad. You can get some more updated doors and pulls and probably be ok. Personally, the kitchen isn't bad enough to have to do it all at once if the budget is an issue.

I don't think so...I think that if you do it yourself you might be able to get close but you are really going to have to shop materials....like the stone for the counters and the pavers for the floor.
You aren't including appliances in this budget are you?
We just did our kitchen and didn't do it ourselves...our counters alone were 12K for quartz (we do have a lot of counter space). We spent 40K total on our remodel but that includes fridge, cooktop, in wall oven, and microwave. Also we originally wanted to do brick pavers as well but decided to do high end porcelain tile instead just due to our decor.
I'll give you one recommendation on your vent hood....consider going custom built wood with some kind of weathered stain that matches your brick or other fixtures. We did that and stained to match the wood on our light fixtures that we put in and it REALLY pops out the kitchen.....it was kind of an afterthought when we were talking to the contractor on the hood BUT when it got installed and stained it was a huge deal. I had originally just wanted to put in a new stainless vent hood kind of like what you see in most new construction these days....I'm glad our contractor talked us out of that.

Update: just went back to house and measured kitchen. Now I’m thinking Something a little different.
Gut the peninsula and the desk area, leave fridge where it is. Put a longer, 8-9 foot x 3.5 foot, island running parallel to the walls of the room. Have seating at end with stools that push under island.
I was thinking we could maybe keep the lower cabinets but update the doors to match whatever we do above. Move the range to back wall where oven is and build out custom hood above range.
The wall where we remove desk we would put oven and microwave.
Floors could go last bc I recognize it could kill budget. Would be prudent on stone. Spend more on island and shop hard on perimeter. Use scraps for a smaller bathroom upstairs.

We will basically have about 35-40k in cash to do things up front.
The master bath is worst than the kitchen. I agree the kitchen isn’t terrible but we obviously aren’t going to want to keep it long term. This is a 5 year home for us; probably going to build another house after this one. We stand to make about 30k after we do about 50k of work based on neighborhood.
Would you all agree the master bath needs to go first in the renovation line up?

Kitchen first. Heart of the home best return on investment.

I'm assuming you are going to leave the sink where it is and not move it to the island....because moving the plumbing like that would be a budget killer too.

Personally, I wouldn't do or spend ANYTHING more than what I could get my money back on in a 5 year home. I would make a few minor upgrades to suit my tastes, but I definitely wouldn't go all out.
