So I’ve already decided to go with concrete floors throughout. Wife will put rugs where wanted.

Interested in someone to stain the floors. Located in Felicianas north of Baton Rouge.

What kind of costs are we looking at for 2500 sq ft?

At what point in new construction do they do this, since we are doing the whole house.

Thanks for the help.

ETA my bad; i thought you said GARAGE.

sorry if this info isn't useful but i'll leave it up for anyone else who is doing their garage.

you talking epoxy/polyspatric? i LOVE my garage after having this done; never ever a stain or anything sticking to it.

i would have a pro do it; we hired some retired vet outfit here and our garage was about 1000sf and it was around $2500 including the stairs which i think was a nice touch.

hire a pro and don't like back. i've DIY'd a garage as well and its not worth my time to do it again

BEFORE and AFTER

Can't help you in your location, but we did them here in St Tammany. They do them last in the build process.

I wondered if I'd like them, and we really do.

we built in 2003.
planned for scored and stained concrete.
the "mix" of concrete was adjusted accordingly
post tension slab
scored lines were made prior to the framing, the scored tile lines went "into the walls"
areas were covered during the rest of the construction process to prevent oils/mud , which will affect the stain absorption
The stain and seal was the last step at the end

fast forward..

I hated having to reseal them. had issues with sealer breaking down, flaking, etc. the original satin gloss look never lasted.

house flooded in 2016.

replaced entire house with porcelain tile, hardwood look

Stained concrete is out if date, tacky, and doesn’t age well and there’s a maintenance aspect to it. Go with LVP if trying to save money or porcelain if it’s your forever home.

First I read this:
quote:

Then I read this…

quote:

Go with LVP if trying to save money or porcelain if it’s your forever home.

Then I threw my head back and laughed out loud!
