Current building cost on the coast?

Looking to build an elevated beach home in the Bay St Louis area. Can anyone give me a current high and low cost per sq/ft for the area. Thanks!

So many factors here man.

You doing a slab below the build?
Wood pilings or concrete?
2.5 treated or 0.80 treated pilings?
Type of roof?
Impact doors and windows?
Finishes?

For what most folks want j would expect to pay 325/sf right now. I think that's about where Thornhills homes are at and they're moving more than anyone right now

I'd educatedly guess you're looking at close to 200 sqft for anything fairly basic. Maybe up from there with dependings.

No chance. Maybe in 2018 but no way. If you find a builder who will build you a 1750 sf 4/2 20' up in the air for 350k let me know and I'll hire him to build 3 this week.

200 is a great price for a standard builder right now over mono slabs but just call builders

Theres some really solid home builders in that area most of them have no problem giving you a generalized price per sf based off of some of their precious builds.

As others have stated, lots of variables. But $300-325 sqft will get you a nice place. I just built one in Bay St Louis as a spec and it brought $325/ sqft. 1500 sqft and was not water front but was raised.

Why would you back out lot cost? Where is he going to build a house. Even if he did that's 15-20k lot at most so no, you're not.

You posted a house a 1500 sf house that's 13 min from the beach that's $290/sf

So no dude, you weren't close.

But if you find that $200/sf builder in Bay St Louis let me know, I'll hire him immediately, undercut all of the competition in that market and still make 30% margins

Thanks for all the insight. The plan is to do concrete piers 12-14 foot high, slab on the bottom, about 3000 sq ft. metal roof, higher than average on the niceness level. Hoping to stay somewhere around the 300-325 sq/ft price. Y'all think that's possible?

Will depend on finishes. I have a standing seam metal roof about the same area and that was $50k. Worth it on the coast though

For just the house? It can be done. Finishes will ultimately determine how much above or below that figure you will be.

Holy shite man how many squares was it? I did a standing seam at the upgraded 24 gauge at $725/sq in Pensacola last week.

We supplied and installed it and guy walked away $24k out the door for 33 squares

OP- you absolutely can get it built for 300-325 sf you're going to have to be smart and make a few concessions. Impact windows and doors are going to eat your lunch so start with pricing on those. Cabinets, flooring and building height can save you tons.

One big thing is your building height. Make sure all of your framing is above your BFE so it doesn't have to be treated. If you're forced to get treated Lam Beams / LVLs you're going to spend 3x on your foundation framing cost easily and if it's mis-cut you could end up in a 2-3 week delay if not more.


Also man if your looking at spending close to a million I can put you in touch with a Simpson rep and Simpson strong tie will, for free, do a structural design on it the same way they did for that structural engineer in Mexico Besxh a few years back.

They go above and beyond a standard structural engineer, who is building to code, they can design it to withstand 200+ mph winds

Hey dude, I think you’re getting way too overly critical of me saying close to 200sqft on a camp house box essentially of what I’m talking about. I grew up at a camp off the jourdan so I do have a bit understanding of the area. You’re the one who threw out that the camp had a lot value of 15k. That’s lunacy.
