Building Prices

About finished plans for an outdoor pavilion/kitchen and wanting to start getting quotes. Quotes on other smaller projects we finished recently were really high.
Have been told by some people to wait a few months for construction prices to come down on this big project, but curious if anyone in the know here has opinions/advice on future speculative prices. I have my doubts there will be a significant drop, but would wait a couple months if so. But not several months to a year from now. Appreciate any help.

Did you happen to ask the people that told you to wait a couple of months...why they thought the prices would come down?

Prices are not coming down any time soon. I am in the commercial construction sector. Our backlog is full through 2023. Anything else that pops up is getting an additional 25% margin.
The labor force is one key factor here. All of our subcontractors are in the same boat.

Very hard to get prices down, once they go up, no one wants to make less on a job.
But if you look at the price of everything, what makes you think they will drop?
As long as the price of crude stays up, prices will stay. Not many products that you can think of, doesn’t involve crude in one way are another.
Get use to it, then get ready for the other way, the fall of the value of a dollar.

Its probably the key factor. For some reason people think that because the cost of lumber is at "normal" levels that overall costs will come down. As if there isn't a thousand other things that go into a construction project that are still sky high.

Thanks. They think prices will come down due to material cost decreasing, economy slowing, building slowing down, high interst rates, not as many people with disposable income willing to spend it right now on projects, etc. Like I said, I’m doubtful but am not in the business and was curious what the board thought.

Before I got plans, I priced out a 27x30 pavilion already. Just the structure. No electrical, plumbing, concrete, etc. Nothing. Quotes ranged from 36k-58k. Covington area.

The other end of this, interest rates go up, folks add on, update, remodel their homes.

Get insurance on the project and if its a reliable contractor absolutely take that.

Prices are not going to come down , everyone will just have to deal with it.
A small tub of Plumber's Putty that sold for $2 in 2018 is now $5.15 .

It’s already built with gas, water and drain ran. Waiting on Ethernet and electrical.

I’m surprised that so many people are building houses in this current economic climate.
Price of materials and higher interest rates you’d expect to be a deterrent for people building homes.

Yep, but you have to understand what’s going on in this country. Look at the millions that have crossed the border illegally. How are they eating, where do they live, they walk across, what are they driving? Too many questions.
