How about a coat closet or hall closet? That house needs some kind of transitional space between front door and open plan living area. Insufficient kitchen counter space too, unless you envision an island being added.

An island would be nice. It’d solve the counter and storage problems

Is it just him? Why three bedrooms? Two with a larger master and bath would be nice.

Agree that 1500 sq feet as a 2 BR will feel much more spacious.

I'd have to add more or larger windows; it's gonna seem cave-like and dark unless you bring in more natural light.

I do know that it can be difficult to get a conventional mortgage on a steel building.....dunno if this is changing, but a cousin built one on his farm outside Dallas & had to do it in stages, in cash, due to not finding a willing lender.

I'd still go w/2BR, and rework that LR/DR/Kitchen. Look at some of the 1500 sq ft house plans available online. Subtle things like window placement, kitchen layout make a tremendous difference in liveability in small spaces.

Consider a 10' ceiling as well.

Had a friend do an all metal like this. His one piece of advice was to budget for spray foam insulation all the way around.

Where is the Barn? The term Barndominium comes from it being part barn part condo. Not just a house build in a metal building.

i would just build a movable island with storage in this space.

This is a better floorplan in same space IMO. Better storage, smaller guest space, better living area and master. Same footprint, you could shrink garage area for more living area if needed, but it’s less ft2 to finish in this design and still nice and open, allows him to garage park vehicle.

I’d probably nix tub and do dual head car wash walk through shower in master
