Would you recommend it?
How does Zillow charge listings for rentals?

I recently used them and thought it worked well, though this is our first rental so our experience is quite limited. Your first listing with them is free and then I believe just a few bucks per month for each additional listing. They charge tenants a $30 application fee and the applications I received were pretty thorough, credit reports, background check, etc. I’ve also just set up their online payment option for our tenant but can’t report how that works yet as we haven’t received the first payment as of yet.
I had our townhouse posted on Zillow(it also post on a couple of their sister sites), Facebook Marketplace and also had a sign in the front yard. Zillow and Facebook both yielded a ton of traffic, people on Zillow were more serious, Facebook was a lot of contacts but mostly tire kickers, and I was quite surprised how many serious inquiries I got with just a sign in the yard.
Only complaint is you have to tell tenants submitting apps to hit the “submit” button once finished. Something about it shows them they’re finished but if they don’t hit submit it won’t get sent to you.

I only have 1 rental and I used Zillow. Had a new tenant in 1 day and they used zillows payment option to submit their deposit. I like it a lot.

Zillow is good. They recently started charging $10/week.
As previous poster said, use FB Marketplace too.
And always use signage.

Thanks. Do your tenants have to use their application option, or can they just use Zillow to find you and let you do the rest?

I'd imagine you can direct them to whatever application service you'd like after they contact you. I think you can turn off the application option for Zillow, that way they don't apply through Zillow and then find out they have to apply again through whatever application process you'd prefer to use.

I have had them fill out application on line. That was convient. I did not have to pay for it.
In the past, I would email them an application.

Pretty much all I have used the last 3 or 4 years. I never even bother to put signs out since that just results I. Tire kickers calling all the time. They recently started charging which sux but I have had to lease 3 units during lockdown and the longest it took me to lease was 5 days. I use their online app to do credit and background and that works well too.

Zillow works great, set up some restrictions to reduce the amount of unwanted applicants such as non smoker, no pets, minimum income, job history, credit score, etc.
