What would BREC take to lease SM?
I like to live in dreamland…..
The maintenance budget is $1M (I don’t know what the clubhouse cost to run)
The course generates $3M-$3.5M
Is the difference what they’ll take, or less?
Is SM a $100 course in primp shape?
Closed once a week, you can get 40K rounds.
What say the experts?

If it was in primo shape, it would be worth more than $100. For the record, I’m counting primo shape as BRCC or CCL.
A course in that condition could command far more than $100 per round, and that does not factor in that it would have no competition, because it would be far nicer than any of the other available options. You would also have to imagine it would significantly thin out the crowds, which would make a piece of play much better. People are already paying close to that and driving to Springfield or Plaquemine. I believe that’s about what the bluffs used to be, and that was more than a 45 minute drive from the center of town.
If you were looking at it from strictly a financial point of view, dumping money into Santa Maria and raising prices would probably be the best thing for that golf course, but Brec is not looking at it from that perspective. They are using tax dollars to provide a service to the community. They are not trying to have a high-end public golf course, they are trying to serve the masses and provide affordable golf.

I ask because I’ve seen private landscape companies maintaining the parks. The courses are no more than a park to BREC.

I’ve played it right before the Zurich a couple times and it was in primo shape a couple weeks out from the tournament. It’s usually between $95-115 for residents for a round

How would you compare tpc to Carter? Is it worth the extra 25 minutes?

TPC and Carter aren’t comparable. TPC is hands down the better track.

For me yes, 100% would rather make that drive to TPC .. I feel TPC is just a completely different experience.. from practice area to clubhouse and the course itself is amazing. Also with no surrounding houses it’s generally a pretty peaceful round. Unless the race track is in full force

As long as the parking lot stays full they will only do bare minimum for maintenance. Sand traps are abysmal. The number 10 fairway looks like a moonscape with all the pot holes.

Just to clear the air, all of the early tee times are set by using the app 13 days out. Much quicker than calling or other methods. I play in multiple groups that have 5-6 guys with alarms on their phones and are sitting ready at 12 pm the days they need to book times. I think it's ridiculous that people think they should be able to call two or three days out to get great tee times. Have you ever been a member of a country club? You can't do it their either. Play has increased significantly since covid and in most case tee sheets are full every day.

Not pass holders, use the app have all settings ready at 12 pm 13 days out you can get early times too

golf course maintenance should always be complete by the first tee time. Work on back nine up until maybe 8:30 but there is no excuse for maintenance to be on the course at 9:30am. Mismanagement

Tee sheets are full every day because the same "big group" is allowed to book all the tee times they want, 2 weeks out, regardless of if they fill the slots are not. Now, you're shoving the rest of the golfers into less available tee times and creating the backlog.
