Yes. But it’s still just flood zone x. Everything flooded in 2016. It’s not really a reason not to buy.

You can’t raise dues that high and figure they have to stay because “where else they gonna go?” You aren’t talking about a little 20% increase from what I responded too.

No such thing as a dues paying member. You are never a net loss. Guys who were never in the golf industry have no idea how hard it is to make money in F&B. If you net $1 it’s great and better than 70% of the courses in the country. Those guys staying 3 nights a week drinking beer is not adding that much more to the bottom line because you don’t have high margins on F&B.

My house was just a slab in 2016. Water would have gotten into the garage, which is a few inches below the rest of the house.
I’m pretty sure there was flood damage to others.

From what I’ve been told, they’ve never had a single dues increase since opening. Not 1. You can’t run any business like that. Prices increase. If they want a better product, something drastic has to happen.
People will pay for quality. Just my opinion of course. You sound well informed so maybe I’m wrong.
The way I look at it — if the university club were convenient to me, I’d be a member there. I’d pay the 4000-5000 to join and pay the 400-600 dollar dues. I don’t know their exact cost.
There has to be more people like me that want quality on this side of BR and would be willing to pay.

The food part of course.. Food is always the narrower part of a restaurants p&l.
But alcohol, yeah those margins are pretty damn high.

I just find it hilarious that you defend those guys who only pay $300/month and nothing else as if they alone can support a club worth a damn. You talk about netting $1 then scoff at margins on food and alcohol when that can make a real difference because you have no wait staff and minimal kitchen.

If we're referring to PP's menu a 5-15% bump in all menu items could be a solution to make alcohol sales a bit more profitable. That menu could handle a bump without much pushback while leaving alcohol prices static..
Of course that's just my opinion based off of other restaurants that I have dealings with..

Your argument was that every little bit helps (except F&B apparently) and they are not a net negative. Is that accurate?
If that’s the case then if every member paid between $250 and $300 and did nothing but golf 5 days a week, then Greystone would make money… they’d just have to get rid of the clubhouse staff, pro shop, range, probably close the clubhouse all together to save on utilities, wait who knows how long to renew the cart lease, spend much less on maintenance likely letting the bunkers go, etc. I’m sure that would work out well.

Some of these definitely exist, but I do see lots of these fellas at the bar and getting drinks from the cart girls.
Side thought: I bet there are people who are the opposite. They join, then don’t get to golf as much as they want.
