Agree. They should've stayed in the Riverwalk or somewhere in the Quarter with more tourist traffic.

Exactly. Oc Haley may get some uptown hipsters but you're not being tourist or anyone from other parts the city.
They needed to be in the warehouse district by the other museums or in the quarter. They could have survived if they were street car adjacent anywhere.
