The Former Fratelli’s Italian Grille in Lafayette

They've been closed for some time, probably well over a year, with a for sale yard sign and an occasional used car for sale. In the past few days, some serious signage has taken over, touting it as a "great location", which makes me laugh because if you're coming from the South on Amb Caff, there's no way in hell you can turn left into the place.
Great location my arse.

People turn left into Chic Fil A all the time. But agree it is a crappy location.

Sushi Masa is in the most recent location of Copelands.
Fratelli's was in the original location.

"As the Restaurants Turn/Close" …. back in the day (15+ years ago ??), Copelands of New Orleans opened it's first LAFFY restaurant at the current Fratellis location next to CFA. Rumor was the owners violated a strict code and Copelands took back the franchise, and shut them down. In reality they may have just gone out of business.
Since they signed a long term property lease, the building sat vacant for years.
Fratellis finally moved in after the Copelands lease expired. Fratellis closed within several months and the building again remains an eye-sore. The building owner / listing agent is from Opelousas and thinks it's worth triple the real world market value. Nobody will buy/lease that building until the owners accepts common sense and quits being greedy.
Masa opened up in the newer Copelands location (next to IHOP) and it's legit for AYCE sushi
Copelands had 2 locations on Amb Caff, basically next door to each other.

I spent 10 minutes typing a thesis and you summarized the question in 2 sentences
I've been in Laffy since 1987 as we probably know a lot of the same restaurant people

Violating Copland's very strict code was the reason. That location is just as cursed as where the new Drago's is

Sometimes the board likes an answer that's straight and to the point.
Sometimes the board likes a story.
You and me as a team......we have this thing covered.
Who owns the original Copelands building?
ETA: Count probably knows

The story I heard about Copelands fiasco had to do with an ex wife getting that location in a settlement with Al. She got the real estate but nothing else. He got pissed and opened up a new one next door as a FU to her.
But you know how those stories go around here...

No, the 1st Copelands in Lafayette was owned by a guy who lives down the street from me - he lost the franchise by violating Copelands policies, codes, etc. To this day he still owns that building. I cant remember his name, though.
He had nothing to do with the 2nd Copelands down the street, which is now the Jap sushi place.

on a side note, I've met with Michel Heard,MD dozens of times as he owns a boat load of commercial property in Laf. He recently bought this fishing Lodge in Alaska
