Coastal Zone Grass

Looking for recommendations on grass for a new lawn that has ocean exposure.
Options seem to be centipede which is the builders pick, st aug or zoysia.
Anyone have experience or recommendations for which will look the best and what prep I should make sure happens prior to install?

I live in coastal FL. St Aug is big all over the state, zoysia is pretty big up here in n fla. All of it is fungus prone, so make sure the yard doesn't hold water or it will die. If you are in Florida, bring in a layer of topsoil, our soil sucks end to end of the state.

Zoysia is the easiest to maintain but also the ugliest. St Augustine aggressive growth if you need or want that but fungicide during cool wet periods probably necessary. Centipede doesn’t grow much so weeds can be a problem. Mississippi State has the best info on all the different choices and how to handle them

You can spray it with virtually anything and the color is terrible.

Thanks all.
The water issue is something I will have to figure out as I’ve seen the lot take and hold water by the street.
Don’t want to lose the gradient to keep water from the house but I’m sure it’ll make keeping the grass healthy difficult.

No centipede. It does not tolerate salt at all.
