I recently purchased my first home back on March, luckily before interest rates went to hell and all of that.

To make a long story short, our insurance provider called me today and said that we have until March to completely replace our roof or we will no longer be insured with them.

Initial inspections showed there were just a few shingles missing, which we had fixed, but overall, the roof was in good shape for its age and had a 5-10 year life expectancy per the inspection.

Anyone know how to go about this? Really do not want to drain my pockets on a new roof right now. Would it be wise to shop other insurance companies, or bite the bullet?

Who exactly is the insurance company? It would be so funny *not funny* you replace the roof and still get non renewed for other reasons.

Send me an email. Let me see if I can help you. Going to depend on insurance company, etc. Let me see the adjuster report and the email you sent. I may be able to just send them a letter and let them know it's in good enough shape. matt@tri21roofing.com

Mine did something similar before Ida. 21 yr old roof. Had me get an inspection. inspection said 5-7 years left. Insurance then said they were no longer covering shingle roofs over 20yrs old, and would not renew in December if it wasn’t changed. 20yrs sounded like a ridiculous arbitrary number. But we were planning to change it this year anyway. Ida helped us and they paid for full replacement. Put that towards metal. Point is, sounds a lot like what my insurance did, even though they ended up paying out well for the storm. They may have a low max age, especially if unknown and already repaired, on a shingle roof.

Either get a new roof or get dropped. That’s the way insurance is going.
