What you’re describing isn’t unusual for a suburb that has an older main drag into the city running through it.
Ex: Hwy 80 through Pearl, MS

Y'all need to drive through some of the older burbs of Dade and Broward counties. The massive overexpansion in the 70s now has all the aesthetic charm of light industrial zones gone to seed mixed with rundown CBS homes.
