I'd never make that argument. When $750k homes are getting multiple all cash offers and waiving inspections there are some weird things going on in the market that can't be explained away with just one contributing factor. Besides, I know Atlanta's market was insane before Covid. This same friend bought his current house in Va Highlands 5 years ago without even stepping foot in it. He had already been beaten out on a handful of houses.
