What are Baton Rouge new houses costing per square foot with these high lumber prices?

Title says it all. Have existing house values increased same as new housing builds due to lumber costs?

Had a close friend that got pricing from a builder within the past month. They are going to build a 3,500 SF home in Northwest Arkansas. Their price was around $165/SF. In a “normal” year, builder told them he would be closer to $150 - 155 for that area and style home.

For what it’s worth, the builder seems to think there is a window that prices may drop but it may coincide with interest rates increasing - funny how that works.

Minimum is 150 at this time. You can easily be at 175 to 190 depending on finishes, however.

We're building now, extra 20k in materials, but a construction loan of 2.8% so it is easier to move forward.

$134 living, $95 under roof in my area. Hopefully starting next month.
