Costs will vary wildly depending on the site. City water already to your lot? Power to a nearby pole? Flood zone? Sewer requirements? What kind of foundation?

Don’t knock modular—some are nice and look nothing like the “trailer homes” of the past.

All good points.

Lots I’ve seen have water and electricity ran to the lots already. Would have to get my own sewer set up.

The more I look at pre-fab homes, especially cabins, I’m really surprised how far they’ve come. I just want to make certain it’s well insulated.
