I just did a quick Zillow look. There are some okay ones for under 300k. But think about that, you are still paying out the arse for okay.

Have you ever looked at real estate in other cities? 300k isn't "out the arse" for real estate in a "major" city.

EDIT: And that was you doing a quick online Google search RIGHT NOW. Imagine if you put in some time, got an agent, and actually searched. You can get something that's been completely remodeled within the last 5-10 years for under $300k in a safe neighborhood that meets all of OP's criteria if you try. Not to mention $350k.
