If you’re spending under 350, warehouse is a good option, but be aware of HOA fees. They can be $500-800/mo.
Do not do central city at all.
I live in Irish channel. It’s high priced, but the location and people are awesome. Garden district is not much different.
Marigny/Bywater and Bayou St John are shaky areas, but affordable. They are up and coming as well.

I’ve been doing some work in central city. I was stunned when I got to the job site at the amount of white people who had moved in.
I’m all for gentrification but those people have more balls than me. That is a tough tough area.
