GI or Venice Camp

Hey all, I am new here so I'm not sure if I am doing this correctly but we will find out. Does anyone have any idea what it would cost per sq ft to build a camp in Venice or grand isle, nicer but not extravagant camp? I have emailed a bunch of builders but have not received many responses yet. Thanks!

It's absurb. Insurance is also absurd.

Get a nice RV and move that sucker whenever you want...especially when storms are coming.

To get anybody to service anything in Venice is tough. Fill dirt/ gravel is outrageous. I’m sure building would be expensive. Most that own land just put a trailer on it.

thanks for all the replies guys. Does anyone know if Venice or Cypress cove marinas allow RVs? I know they allow houseboats but what about RVs

I have a beautiful 3br 1.5ba Houseboat in cypress cove I’ll sell ya. All redone. Quartz counters, the whole deal. It produces great rental rates too.

GI has a grocery store and a couple of bars and all that. Other than the two marinas, there is absolutely nothing in Venice. Also, in Venice you have to deal with the river. Fog, boat traffic, etc. I would say GI is better for beginners and Venice is substantially more advanced.

DownSouthDave has recent experience and pricing for developing a lot on GI for camper, including modad, concrete pad, permanent cover, etc. Maybe he will chime in.

Find several in your category and divided sales price x square footage then add $100-$200 per square foot.
Last time I quoted a camp down there La Citizen was the only game. I do have several new camps/houses at holly beach insured reasonably.

This. We have a camp downriver on Pass a Loutre. I can count the times on one hand in the last two years that we have caught a trout or killed a duck. Things have made a turn for the worse at the moment down there for the reasons hammer listed.

i have helped build a family camp in venice, and later a friend's camp in east pointe a la hache. have spend plenty of time in both locations.

no matter the location you may decide upon, unless you have the time to go twice per month (IE wife/kids enjoy going with you) or more, rent a place when you do go.

I kept my boat in Charlie Hardison’s shitty boat sheds for years, switched over to Venice during the heyday in Yellow Cotton Bay before all the grass was killed, and when I decided to stick my toe back into having a place, I bought a really nice travel trailer and put it at Moran’s Marina. Good people renting all around us, no one messes with our stuff and I’m back into always having a place to stay and cook at a minimal investment. I have a very good guide buddy I still fish Venice with, but as said above, record high river levels have caused trout to pretty much disappear.
