There is a similar type of place in nashville that I've rented from before that treats their building like its own hotel and rents directly from its website. Might be an option in addition to Air BNB? If you dont mind telling, what building in the CBD is it?

This is doubtful, its usually the opposite. Airbnb is usuall y sucking off the city counsel under the table.
Airbnb goes in and tells the city that they will regulate what the city wants AND be in charge of collecting taxes. Airbnb wants that footprint.
Look at places like London, where Airbnb only allows landlords to short term rent for 90 days out of the calendar year. Why the hell is Airbnb dealing with this at all? Its not their issue, its the property owners. Because Airbnb wants to be proactive in keeping their business in the city. They have too much to lose to lose a big city, so instead they get in front of the issue and tell the city they will lead in the regulations.
OP, you need to get on Booking.com, VRBO, etc. If you are ONLY on Airbnb, you should be spread out.
