MLS Flat Fee best route for FSBO?

Wife and I are putting our house on the market in the next two weeks and want to make sure I am making the right move. Background on our house:
-3 bed / 2 bath
-1720 sq ft built in 1995
-Self comps come in around $225k and house has no issues or major "negatives". Last two months I have gotten everything into top shape including aesthetics.
-Popular neighborhood off old Jefferson near Hoo Shoo Too in Baton Rouge.

I do not feel a selling agent is worth it in this situation so my main question would be is the best route to just get the MLS Flat Fee package? What should I offer as buyers agent commission especially if I think this will appeal to a large amount of buyers and sell quickly? Any other helpful tips for my specific situation are appreciated.


May be the wrong board so please move if necessary.

List it on Zillow, it will cross link to realtor.com
I think most people search through Zillow now. Bump the price up 3% and offer it to an agent that brings a full price offer.

I think you could do 2 or 2.5%, but honestly OP I think you'll get a lot better reaction from realtors with 3%. There's absolutely nothing for them to complain about at 3%, whereas at 2% you are likely to get some shunning you and you never know at 2.5%.

So you don't think its worth it to get the MLS Flat Fee deal and have it do all of that? The other option is to list it myself on Zillow, etc. as well as facebook, FSBO, word of mouth. Mainly asking if paying the MLS Flat Fee to get it on the MLS and have it do everything else automatically is worth $500? I also plan on offering buyers agent 2-3%.

Considering the agent made almost $9000, she did all right.

I sold ours on Zillow no problem.
Agents can kick rocks.

If it’s been on the market for a minute you can offer agents welcome.

I’d recommend MLS Flat Fee. It gets it in front of a lot more people and agents. Most buyers have an agent since they view it as “free”.

Offer at least 2.5%.

Get professional pics. They’re cheap and make a difference.

FSBO websites will cause you to get A LOT of calls by agents looking to list your house, and very few from interested buyers. MLS Flat fee you technically have an agent so they can’t pester you to list.

We are in no hurry to sell the house so I think the best strategy may be to list it ourselves on a few sites including Zillow, FSBO, etc. If we dont get anything promising after a month or so I can fork out for an MLS Flat Fee ($500) and offer agent commission. I dont think it will be very difficult to move our house involving no agents on either side. I bought it 4 years ago from an FSBO and I did not have an agent either.

Also we are having professional pictures done and all of that.

You need to have someone that specializes in real estate or at least that type of photos. You don't want your neighbors wife that is a wedding photographer to do them. I mean she may be good, but its not the same.

Also, keep in mind that time of the market is not a good thing. People are not dumb, they see a house listed on zillow for 4 months and if the market is hot they wonder why.

Selling a house is not hard, a lot of it is price. I would highly recommend getting all of your ducks in a row before listing it. Its almost always better to do it right the first time.

We are using a company that specifically does real estate photos for homes.

And yeah I understand time on the market is important. Thats why I am weighing it. Like someone above said at the end of the day all the matters is I get the most dollars possible in my pocket.
