Interest rate can be whatever you decide on. Go to a lawyer that does owner financing a lot. Saving on funding cost and omissions type stuff.

Looking to build a 700k house. 70k for an architect vs 1 to 5k for a draftsman. I need to ad an entrance an move a couple walls to the plan we have.

I heave found a house plan that I would like to modify and build. Is an architect needed or can a draftsman get it done? Any experiences?

List it on Zillow, it will cross link to realtor.com
I think most people search through Zillow now. Bump the price up 3% and offer it to an agent that brings a full price offer.
