If you go the shipping container route, get a 40ft high cube. Dont get the standard 8ft height, the extra 12"s makes a big difference.
Do you own the property? If you do I would go with a metal building. I would go with a used office trailer or mobile home if leasing, can be moved easily if you lose the lease. The extra width is awesome. 8ft wide gets cramped fast.

I own the property but there are regs on what you can build. Basically no campers thus pre-fab buildings or build from ground are preferred. I have the neither the patience of skill to build from ground.
