Need Realtor in BR for Rental Properties

Been renting units on my own for years but I am moving out of town and need to hire a realtor to find tenants. I am concerned that most real estate agents are not interested in renting because they would rather focusing on buying and selling to generate more commission. I assume there are plenty of agents that would put them on mls and not do anything but I need someone that is willing to work at getting them rented.

Any recommendations or thoughts on how to find a realtor that specializes in rentals?

And what is going rate in BR? I have heard half of one month’s rent but that seems too low for some that is good at this specialty.

I usually pay 75% of a months rent to find a tenant.

I also pay the same company $75 per unit to manage them

So are you looking for a property management company? A realtor isn't going to field maintenance calls.

Around here, it's first months rent + 10%/month regularly unless you shop around.

Does it have to be a realtor? I have some spare time to take a crack at it and put some time and effort into it.

If you were able to do it on your own, you just need an able body in BR to pick up the slack, no?

Just need someone to place tenants. Have a maintenance guy I trust to handle calls.

Not 100% but fairly sure law requires licensed real estate agent. Probably need access to mls anyway.

This is true (actually has to be a broker). If you are making money off of real estate, it either needs to be property you own, or a broker has to handle it.

In other words, you can lease, manage, sell your own property. But if you hire someone else to do it, the must have a license.
