Looking to host a family reunion, need to accommodate 40

Beginning the process of deciding to host a week long family gathering
We get together every year for New Years and the biggest problem is finding housing for 35-40. We have done the beach, Disney, skiing, Europe, South America, the Carolinas, Austin, New Orleans. Looking for something different
Any ideas where I can sleep that many people in a few houses and also have activities within 1-2 hours.

I'd look at some of the summer lake towns up in the northeast or MN/WI area. You might even be able to find a compound with all the room you need as well.

Colorado ski towns are beautiful that time of year, they usually leave the Christmas decorations up until after the new year.

Mountains in eastern TN? I've never been but I've heard great things about that whole area.
