a resort in Idaho. And to the person who said you sue, those aren't mutually exclusive. but suing in a state where most of the owners don't live (it's near the WA state line and almost no owners actually live in the development, or even the state), when your neighbors are being foreclosed on, etc, isn't always feasible.

and when you have a developer who lives for lawsuits (huge national company whose main business isn't even real estate), the little guy is at a huge disadvantage. i just quit paying HOA dues and told them to sue me. I got my way without going to court.

Why would that be a problem? The HOA is incorporated within the state, it doesn't matter where the owners live.
