Anyone seeing a big increase in their home value (non-flooded home) in BR area?

I know it's been a mere six months since the historic flood, but is anyone seeing an acute increase in their non-flooded home's value?

Shortly after the flood some people I spoke with said the Baton Rouge area homes that didn't flood should exponentially increase in value.

Baton Rouge home prices are all jacked up. I went to look at some homes this weekend and they got contractors in U Club trying to sell pieces of crap for $210 a sq/ft. Homes that don't even have real wood in them. Then I went to a home in Rouzan (fricking vomit) and this people wanted $250 sq/ft, which was dropped from $300 sq/ft. The home wasn't even anything to write home about. It was OK, but not $300 sq/ft nice. Those are fricking Hays Town prices. fricking greedy arse real estate agents and unrealistic price gouging home owners...

Don't I wish. I see larger houses (including mine) languishing on the market without any action. It's the $100-250K houses flying off the market, not the higher dollar ones. And anyone paying $200-250/sq ft for anything is this town has more money than sense, especially when there is a criminal element involved like at Rouzan

Idk if it's gone up recently but I have recently started looking for houses. My God. It's ducking insane. People want 320k for a tiny arse two bedroom! And what's even crazier is some idiot will pay for it.

Yes and it made my 2017 property taxes skyrocket...more than double.

People throwing out terms like, "overpriced", "gouging", "greedy" when talking about BR real estate, should familiarize themselves with another term, "market value". A house is worth what someone is willing to pay for it, and people are obviously willing to pay more to live in prime areas where location value can far exceed perceived house value.

Not to be a smartass, but that is pretty much always the case with liveable homes in an area with jobs.

Market value went up, but it isn't going to "exponentially increase" because no matter how high of a price the buyer agrees to, if the appraisal value doesn't back it up then their mortgage isn't getting approved unless they can afford to come up with a big arse down payment. Or if you're lucky enough to find someone who can afford to buy with cash.

Not sure really. We bought our house for $157/sqft two years ago. A house in our neighborhood, which definitely isn't as nice as ours, just sold for $179/sqft. No clue if it's due to the floods or not. Half of my neighborhood flooded. The house that sold didn't flood.

Top dollar in Southdowns right now is around $205/sq ft. I just had an appraisal and that's the high end comp for a fully renovated place.

More typical in Southdowns is around $180-190/sq foot for a place in good condition.

For comparison's sake- my home was $186/sq in 2012, then $178-185/sq in 2015, and now $202/sq in 2017.
