Get authorization from you? Who paid for it? That's what confuses me.

Is 8% high?

I'm assuming that he means that if the repairs are over $250 they, the rental company, must get authorization from YOU the owner. Saw a broken AC or dead washer/dryer would be over that and you'd have to ok it.

Dead ceiling fan they'd just change it out and bill you for it/deduct from your rent.

At least that's how a friend of mines leasing company works (he has a rental in BR than Lewis Companies handles and he explained it that way). NO idea about what % is high/low.

Ha, you will be very lucky to get 8%. Most around me have a $100 or more minimum also. The hardest part is finding a good tenant, which is really not that hard. Most tenants would much rather rent from an owner or smaller company and you'll often be able to rent for more on your own.

If you can find a good handyman that will do a service call for $50 or so, you can always rent it yourself and then send the handyman over routinely. It's very easy to do that and the least expensive way.
