I have 2 buddies with RV's, a bunch with boats and nobody has a good place to store them. I need to get in the storage business as this is the topic of conversation at the local watering hole quite often.

Yep, if you had some property, seems like you could do better than break even just with your friends.
There's a few places near BR that do just boats/rv's and most have a waiting list.
