you sir are a true Nashvillian. Don't tell too many people about this. I live in 12 S area but closer to the Gulch. I handle some accounts in Green Hills and use this route weekly.

plus the VIEWS taking the gulch from downtown through 12 south all the way past lipscomb into green hills..

65/old hickory to downtown most mornings is like 10-15 minutes.
eta and nashville traffic is NOTHING....NOTHING like the BR nightmare.
