1. low property taxes, no state income tax

3. healthcare hub of the south
4. higher education; vanderbilt, belmnot, libscomb, MTSU, trevecca, austin peay, a zillion community colleges and with TN promise, **EVERYONE** who graduates from high school gets free tuition for 2 year degrees and you can pick where to go.
5. nightlife - the gulch, midtown, east nashville, downtown, 12 south, world class symphony, Frist museum, bridgestone arena, nissan stadium, a jaw-dropping juggernaut of a convention center etc.
6. economy to die for - jobs are so plentiful so its an employees' market and construction is BOOMING.
7. food. nashville is officially restaurant central.

They actually move here for other reasons, but there are TONS of single, hot 22-35 year old women. Its crazy.
It’s a big city in the South that stills feels kind of small (esp. compared to ATL, Houston, etc.), that is VERY safe, has unlimited things to do i.e. nightlife/shopping/restaurants/outdoors stuff, has lots of jobs, and is close to almost all SEC towns. Girls here are from all over the Southeast.

you dont need to live on the 25th floor of IKON or in a 100 year old victorian in east nashville to have a great house at a good price.

highly doubt hordes of 21 year old girls are moving to nashville to become singers like people going to LA to become actors/actresses

See my post above. Its not music, its a lot other reasons.
Its also the #2 bachelorette party destination in America behind Vegas for the same reasons. Any given weekend night downtown and I'll see 8-10 bachelorette parties and I'm not even slightly exaggerating.

Landlocked with the nearest beach being 8 hours away. No thanks.

Have you seen the prices in Sylvan Park? 1,000 square foot homes are going for $300,000. These 1,700 3 bedroom, 1 bath homes in East Nashville's Five Points/Shelby Bottoms are going for $500,000.

Yeah but but that huge tangle of ELF power lines just outside your house is going to give dementia.... And Nashville is last on the list to have Amazon drone delivery
