Should I/Should I not charge rent

In one of my rental properties, a previous tenant's lease ended Monday, September 1st. I went by today to check the premises out. The majority of the stuff was out, but it wasn't completely empty or clean (couch/loveseat, microwave, a few end tables, curtains, some clothes, a few lamps, etc.) The new tenant is starting the lease on the 15th of this month. I'm about to contact the prior tenant about the remaining items in the house. I'm conflicted as to whether I should or should not charge a daily rate? What do you think?

You running a charity? Any other apartment complex would charge the extra days. Charge him

Don't be a dick. Just give them a hardline date to have the rest of the stuff out or you will charge them a fee.

Tell him if he wants the rest of his shite he needs to move it out by x or it's going on craigslist. But charging him is a little extreme IMO.
ETA: btw even if you did charge him rent you'd likely never see that money.

call and give him / her 24 hours to have all items removed and place cleaned or risk forfeiture of deposit, follow up with certified letter. If they get out in 24 hours, let it slide

Sure seem like a lot of bums in this thread.
You don't run a charity. Any complex in the entire US of A would charge and or throw all the stuff in the dumpster AND keep the deposit.
As already stated, it also depends on the language of the lease.

...Call the tenants. Remind them what the lease says. No skin off your back as long as it gives you time to get it ready for the next renters

I would let him know he's late. Maybe give him until Sat at noon to get it out. After that, locks are changed.

The lease was less than a year, so I just asked for 30 days notice. That said, the previous tenant has had contact with the new tenant about their move in date (I believe he was trying to see if the new tenant wanted the couch and some other small furnishings). There are also some clothing items, pictures, toiletries, and other things one would naturally want.
I'm just wondering it is a dick move to charge a daily rate considering the house is 85% empty and the new tenant is moving in mid-month.

I agree with you but unless he has a deposit and he hasn't already returned it he's not going to get any money anyway, so why be a dick?

But what did the lease say about vacating and personal property? Surely you had that language in your lease right? If not just call him and tell him he needs to get anything they want out of there by a certain date. And it sounds like it's a different monster again because both former and new tenant apparently are talking without you being involved?

The rental game is serious shite, you let this slide and word will get out. You wanna be every tenants bitch from here on out? You charge double the prorated daily amount with a follow-up threat of a shanking.
