Houses in Garden District, Southdown neighborhood in BR

Been looking for houses in these areas and the prices are off the chart. And I'm not looking for anything extravagant. Something along of 3Br/1Bth or 3BR/2Bth, 1400-1550 sqft. Budget is 220-250k.

Ain't gonna happen. $185-$205 psf

Lots are being sold for at least $20-25 psf

I'm about to put my home up for sale in Capital Heights. It's a 3bed/2bath, fully renovated in 2010. $205k

It's 1135 sq feet. It's between Government and Capital Heights.

That's a pretty fantastic deal. If I were you, I would be asking more unless you are desperate to sell immediately or just have an incredibly ugly house.

I see what you did there...

JT Doiron bought it in 2010 and took it down to the frame. He's built,rebuilt, and remodeled around 60 homes in Capital Heights making it what it is today. He does quality work. I bought it 3 years ago when I decided to go back to LSU. I'm graduating soon, so we're moving. It has brand new everything except for the original hardwood floors and wood windows.

I was just trying to price it with the rest of the neighborhood. I'm seeing alot in the $180/sqft range, so I felt that I should put it there. It's definitely not ugly, fits in with the neighborhood.

I heard one of the two he is building on Richland sold for over $200/sq ft while they were still doing the dirt work.

There are still decent prices just north of Government. It is really not such a bad area as long as you stay east of BRHS.

you need to be asking $195/ft. sold mine very near yours in a week for $189/foot just a few months ago

Inexplicably overpriced. Never understood why that area goes for over $190 per sq ft.

BR is so expensive compared to cities with a population under (250,000 city proper).

We bought ours for $196 fwiw. Sold our 2/1 north of government for 140/ft.

And yes, we looked at the Richland ones. They were asking north of $200/ft
