The problem is that before you buy something that big, you should pay the BEST inspection company in town to sign off on all of the components of the property. Then if they are bad, you have a legal course to take against said inspection company.

Or, the inspection company finds issues, and the buyer negotiates for lower cost OR walks away from the deal.

Sounds like your friend is a dumb arse if this wasn't done before purchasing.

To be fair, he was warned that the air conditioning units were on their last legs, but there were definitely things the inspector totally missed. The leaking roof had been ghetto fixed by the previous poor owner. From everything I've heard, it sounds like the previous owner was in over his head and unable to upkeep the house. But this guy says it was worth it because they got such a deal on the house. I personally would rather pay more upfront for a house and know what I'm paying. Getting a deal and waiting for huge costs to hit left and right just doesn't seem worth it.
