I'm in the same area. A big part of the price jump is the shortage of in town houses for sale. Most people that are here don't want to sell and so there are bidding wars over the stuff that does come on the market. I'm glad I bought 15 years ago. I couldn't afford to buy here now.

I'm in the Lower Greenville area. Crazy how much houses are going for compared to 2-3 years ago when I bought. Same goes with North Dallas. My friend bought her house 3 years ago in North Dallas and listing it for almost $100k more than what she paid. I thought about selling but I can't see myself paying that much to stay in the area (don't plan on leaving the area) so I'm going to hold onto my place for now.
