The Woodlands and Sugar Land are what you want aside from the commute part. It could be tough to check all those boxes with the 30 minute commute honestly. The Woodlands probably averages 1 hour during rush hour most days but it can vary quite a bit

Sugarland could fit your time frame. The Woodlands will not and the commute is lengthy.
The area by Memorial HS and Bellaire are very nice and will be less than 30 minutes but will also be pricier bc of their desirable location.

Clear Lake/Nassau Bay/Seabrook(Space Center Area) but I am not sure if thats a 30 minute drive
