real estate when buying into a franchise

May be wrong board. Not sure. But when buying a franchise and looking for a proper location that needs specific needs: 12ft or better ceilings, not a lot of central beams, and between 5000-10k square feet, is it better to find a good commercial real estate agent, or do it on your own and hire a commercial real estate lawyer to work out lease terms etc. ?
