Either really. We've liked a couple but they sold already. Our house is on the market now in Carencro.

Sounds like we're in the same area.
My house was built by Heritage and it's been ok. I've actually seen Manuel fix things after the sale. My neighbors don't seem to have a high opinion of Shivers from what I've heard, but I don't really know much about them.

Had some friends who lived in Sawgrass. House was OK. Very cookie cutter, very entry point. What kind of prices were you seeing there?

Shivers is terrible. Stay away. We bought a well maintained home that was built in the mid 90s and we have no complaints.
A lot of these new builders throw these homes up so fast and use cheap arse materials.
Try and find an older (built in the 90s-00s) home that has been updated and well maintained. That is my best advice.

Shivers (large firm but build good (not great) houses - I know some of these guys personally)
Heritage (large firm but builds good houses)
DLSD (large firm, cookie cutter houses, home warranty's are crazy good, workmanship is good, not great)
DR Horton (cookie cutter and their workmanship is crap)

Prices are around 230,000 - 260,000 but the price per sq ft is like 145. I think it's high for the quality, but I guess you're buying the neighborhood and school district.

I just did this process. Don't do DR Horton. DSLD does offer spec homes but is customizable inside. And they're the cheapest per sq ft.

bought brand new Shivers almost a year ago. Wells Landing. with shivers its hit or miss. i know people that have bought brand new with them in the $170's that have had no problems. i know ppl that have bought in the $270's that have had to micromanage the entire build bc the problems started with the slab pouring.
Shivers, like most others, throws up houses like dolla bills at Michaels. i'd say if you buy, try and get in early and watch every.single.thing. they do.
personally i've had a nightmare of a time with them...or so i thought until i talked to some of my neighbors. just my 0.02
