If you have spray foam, you need a 2 stage unit that runs at both temp and humidity points. When I built I installed 21 seer Carrier units. My downstairs unit has a 12x12 outside air return to pull in fresh air...

This too. You need a fresh air intake also. And yes a variable speed unit is preferable but not necessarily required. It was more cost effective for me to do a single speed and add a whole home dehumidifier that runs through the fan of the a/c unit.
