sell house and invest equity or keep as rental?

which is generally the better option? I would still have a mortgage on the property, if keeping and renting. Or I could sell it and either use equity to pay down more on new house or invest it.

Depends on the location of said rental. If it's in a prime/in-demand area, you may be able to get a nice cash flow from the rent.
On the other hand, it is a bit of a headache to maintain, insure, and find decent tenants. What's your tolerance and/or time availability to handle rental property?

I would say it depends on where it's located, how much money you can get in rent, how much your mortgage is, whether or not you need the money from selling it, how much attention you can pay to your tenets, ect.
