Anyone live in this neighborhood and can tell me what the yearly landscaping budget is for the neighborhood. Need it for a comparison for the neighborhood I live in. Appreciate it. Also if you can list the amenities. I think I remember the hoa fees being $800 in another thread.

$900 HOA. Club house, pool, tennis courts, batting cage in construction.
HOA same as University Club, so I moved there to be Les Miles neighbor instead.

Any idea on what yalls landscape budget is for a year?

Not quite sure what you are referencing. This would vary vasly.

You should get a yearly statement on what the budget is, what your dues are covering. It should be itemized. Any line item that is related to landscaping I would like to know the cost. Basically how much are yall paying the landscape company?

That makes more sense. I thought you was referring to individual's yard maintenance budget.
Sorry, I'm no help. We receive annual itemized schedule but I never really look at it in detail.
-- Why would it matter?

Lol. Thanks for what you did provide. My neighborhood is very similar to yours in size, number of lots, and price point. We pay almost as much in dues and don't get shite. We are getting royally screwed on our landscaping cost.

Is the HOA still under developer's control? If so, contact the developer directly and ask why landscaping costs are so outrageous. If the HOA is under residents' control, then run for the damn board and find a new vendor.

Still the developer. He refuses to get competitive bids. Not only that we are paying to have the empty lots that he owns cut. I'm thinking a revolution is in order. Lol.

What subdivision do you currently live in?

This is how majority of home owners feel about HOA and their fuzzy numbers in general.
Carriagewood is nice. $600 HOA?
Greg Flores is very proud of Lexington so I would expect they will raise HOA once clubhouse construction is complete.

Just raised it to $700. 2/3 of our budget is landscaping. 2014 we paid 45k for landscaping. This year we are paying 67k for landscaping. Absolutely ridiculous.

Before you start plotting a revolution, take a closer look at the numbers. My HOA is still developer controlled, and it's a good think: at current per-lot fee rates, developer still kicks in +$20K year to subsidize operations. I'd rather put up with their choice of grass-cutting operation than see my dues go up to cover everything.

You need to check to see if bids were taken. That's a substantial increase.
You can request that the developer take other bids to ensure that the quote was competitive.
