Why would anyone making 50K a year wish to live near the M streets or Highland park where the average household income is $375,000.

RENTING, not buying. There are a lot of people who have fixed places up for rental properties MSteets.
Lots of rentals avail around SMU as well.
ETA:
I lived in downtown for years. Have lots of service industry friends living in those areas. If a bartender/cocktail waitress can afford it - So can this guy.
