I'm not sure how much bargaining leverage you have but with some companies I've seen a 1 time payment for the line or a yearly "lease-style" payment. I would go for the lease.

You can find comps by finding other contracts that have been filed at the courthouse. If this is a real opportunity, you should consider hiring a good attorney or land man to represent you. Ultimately, it will depend on cost and time to construct the pipeline through your property versus a route around your property.

I would make sure that you specify what happens to the pipe if not in service, and have something in there that says after so many years not in service that the ROW reverts back to you, and then also that no additional lines are authorized in the ROW.

Yea we have some land leased to them currently.

Thing with the pipeline is its been a done deal for a while by a family member that i may be going into future financial dealings with. Just looking for an idea of how financially stable he/she is.

Some pipeline operators will expropriate the space for the ROW. Read about eminent domain.

Natural gas, CO2, and hydrocarbons fall into this category. Other pipelines do not and are worth more to the landowner.

Best to negotiate renewable terms based on the CPI. (Consumer Price Index)

Put in an abandonment clause and to sigh after the neighbors set the benchmark. Everything about a PL ROW is negotiable.
