I think the increase in real estate prices in Lakeview and Uptown have helped improve the surrounding neighborhoods. Like you said, people that would be dead set on living in these hot spots settle around these areas since the prices are less. Over time this should help clean up some of the previously "less desirable" areas.

It's a wonderful thing to see what is happening around the city.

Slowly, it seems the Irish Channel and the Tulane corridor are starting their process too.
