How do you figure that? Old Metairie is as hot as it has ever been.
The area back between Vets and the lake is booming too with tear downs being done and new houses going up all over the place.
As a matter of fact, there are 4 new houses under construction on Bonnebel between Vets and the lake and not one will be worth less than $600K.

I live on a nice street in a very good part of Metairie. There are some even nicer streets in my neighborhood. The amount of house break ins around here would surprise you. You don't see them reported on the news so you're not aware of them. Metairie is not what it was 10 years ago and certainly not what it was when I grew up here as a child 20 years ago.

Exactly. It is not the fault of JPSO. It is a general shift of the crime element entering the area.

This. The area around Clearview and I-10, especially south of interstate is much worse then most of people who live in Metairie know about.

Definitely agree with you there. Lots of trash have moved into Metairie and especially Kenner since Katrina.

Definitely. A lot of the elderly population that own old houses in Bucktown are passing away. In the past 2 years I've noticed a lot of young couples and families buying the houses, bulldozing them, and building new ones. Plus it's cheaper than living in Lakeview. Same thing with Gentilly--a lot of people are starting to buy houses in the Lake Terrace area and near UNO for substantially cheaper than Lakeview and MidCity.

No way would I build a house in this area. People are investing $500k-$750k in their homes. I don't see the value.
It is going to take a long time to weed out the junk houses and in the meantime this is a key area that is part of the "going down hill" that I mentioned. Lake Ave. between Veterans and W. Esplanade is degrading daily.

I looked at lots in Old Metairie. IMO, the area is over priced right now. Granted it is very nice I just couldn't justify the amount of money an empty lot is fetching no matter how nice the lot was.
Old Metairie is nice on the South side of Metairie Road. The North side I am not a fan of. Although the North side could be prime for redevelopment.

If I had the money to buy a $500k home, I'd rather live in Lakeview/Lake Vista or Uptown than Old Metairie.
