When I say semi custom design I mean he designs what I want with some input from him, I can make some changes etc. He is a architect not a draftsman. He won't do 20 revisions for that price, but the end result is a higher end house that sells for around $600,000 and doesnt look like every othe house around. This includes the slab, then I send the slab plans to my post tension guy and they engineer it and make changes as needed.

Understood, but the post tension guy charges for that engineering.
My point is that at some point, you'll have to pay for the engineering stamp.
Really no point in arguing since we don't the size of what he wants to do.
