then why are realtors involved at all? And I agree with you that if you research comps and understand the market you can price it right.

realtors are really expensive advertising agents.

I would agree with you on sellers agents. Buyers agents work much harder for theirs! The primary benefit to a sellers agent is they list the house on the MLS and put a lockbox on the door letting other agents show your house. Other than that I don't see a benefit. I surely don't see a 16500 benefit on a 275k house. I don't see how they do any more work on a 275k house than they would on a 100k house but you pay them 10500 more for the "service"?
